| Q: Why do I have to pay an annual fee if I don't even use the Pool? |
A: When you purchased your home you agreed to become a member
of the Home Owners
association
as well
as
pay
the annual
dues. The Annual Fee does not only pay for maintenance of the pool,
but also covers such things as insurance, street lights, landscape maintenance
of common areas, etc. A detailed financial statement is sent to each homeowner
before the annual meeting.
Dues
are
$300.00
a year and are Due on the first of each year. Dues will
be overdue after March 31st. The association voted to adopt a $10.00 per
month late fees for unpaid dues as well as the
filing
of Mechanics
Leins on homes that have unpaid dues.

| Q: How do I get a current 2008 pool key and ID tag? |
A: Pool keys and ID tags will change each season. Pool keys and tags for the 2008 season will be distributed to members in good standing (Dues Paid) at the Annual Homeowners Meeting (see the Events Page).

| Q: Who is in charge of the Hunters Glen Homeowners Association (HGHOA)? |
| A: An elected board of five volunteer members is
in "charge" of
HGHOA. The current board consists of Al
Dashnaw- Chair;
Treasurer- Tommy Price as well as Neil Burton assistant treasurer, Jenny
Campbell, David Scott, Diana Holloway, Mark Thompson and Michael Senn - Board Members |
| Q: Why is the pool left uncovered in the winter? |
| A: Basically, DHEC wants them to be covered with the "trampoline" type pool covers for safety reasons and this would cost us around 3-4K. Since we have no trees near the pool it is no problem to leave it uncovered and is actually better for all the water lines involved with the pool to keep circulating instead of being shut down for periods of time. Cost is about the same for keeping it running as it is for closing, covering and reopening each year. We can keep the chemicals more balanced and it is actually cheaper when we open the pool since when cover you still get a significant amount of debris, algae and etc in the pool that has to be cleaned up before opening.
Also most people think it looks better to have it uncovered as well. |
| Q: I am having a problem with my home construction and or warrantied items. Who can I get in touch with regarding warrantied items? |
A: The Homeowners Association doesn't have any control over construction or issues with builders, warranties and individual homes. Most of the homes were constructed by Seppala/Lennar and they can be reached at 864 444 4800. Currently the Customer Care representative is Bobby Fertig Bobby - Fertig@Lennar.com.

"I found a contact for anyone whose home was settled on or before 2/1/03 originally built by Seppala...now MMJ Properties. There # is 864-801-0662 and they referred me to a Tommy Sorrenson. He takes care of warrany issues etc. for these homes. His cell # is 864-304-4763. Any home originally settled after 2/1/03 will have to find a contact at Lennar. "

| Q: I live along the creek and there is a bad smell coming from there. |
| A: When you notice this smell please contact Anderson County. The number is 260-5097. This number is supposed to be manned 24/7 and you should call when you notice the problem so they can investigate it while it is occurring. If you wait and the smell goes away, they will not be able to track down the cause.

| Q: What does the HGHOA do? |
| A: The HGHOA is primarily responsible for the collecting and dispersing HOA dues paid by all members and maintaining the common areas in the Neighborhood. Dues have been established by previous boards and approved by vote of members at annual meetings. The HGHOA is in charge of the pool and common areas; street lights and common area lawn care and maintenance. The HGHOA is NOT in charge of individual members, public streets, traffic laws, neighbor complaints or other criminal activity. |
| Q: Can we keep "outsiders" from selling stuff in our Subdivision? |
| A: No. The roads in the subdivision are (supposedly) public, county
roads.
If someone appears to be breaking any law, please call the Sheriff's
Department. If the roads need work, please contact the County Road Maintenance

| Q: Another Road Question...about placing additional "Speed Limit 25" and "Children Present" signs throughout the subdivision |
A: Our Neighbor, Mr. David Scott checked
with Anderson County Road Maintenance...
"First, I was informed by the Road Maintenance Manager, Tony Owens, that
the current number of speed limit signs (2, one at each entrance of the
subdivision) meets the state requirement for signage in South Carolina
and probably will not change.
Second, if you believe you need additional signage of
any kind in a particular area, you can either 1) make a request to
road maintenance
for the signs at 260-4342 or 2) fill out a request online at http://www.andersoncountysc.org/web/Transportation_04.asp (yes,
this is the same link you have (ABOVE) on the home page).
They will investigate, and if they agree, they can place additional signs
up. |
| Q: Who do we call if a streetlight is burned out? |
| A: Duke Power maintains the streetlights
(on poles) in the neighborhood. Part of annual fee is used to pay
for power and maintenance of the streetlights.Duke also has an
online form to report outages: LINK

tape to the pole to help Duke Repair technicians locate the light. |
| Q: What is allowed, not allowed etc. as far as building and new construction in the Subdivison? Where do I go to get association approval for any new construction (satellite dishes, fences, sheds, etc.? |
A: The Restrictive Covenants in your property deed cover what is and is not allowed in the development. (SEE FAQ regarding Covenants)
The Architectural Committee has the responsibility for reviewing any new construction in the neighborhood. You may make submissions to the committee from the CONTACTS page on this site.
You may also need to get permits and approval from Anderson County. Please contact the building department at www.andersoncountysc.org for additional information. |
| Q: Where can I get a copy of the Restrictive Covenants? |
| A: We do not have copies of the Restrictive Covenants.
You may procure a copy of the covenants from Anderson County or from your attorney when you close on your property. |
